House rules
Dear Guests,
We warmly welcome you to our apartment complex, Royal Dutch "at Sea." To ensure a pleasant and harmonious stay for everyone, we have established some guidelines. These house rules are based on the trust that everyone will act with common sense and in the best interest of all.
House Rules
General Rules
- It is not allowed to use the common halls, stairwells, stairs, corridors, and elevators for the storage of goods, parking of bicycles, placing garbage bins, trash containers, air mattresses, or other pool items. In other words: Keep the hallways clear!
- Everyone is required to take measures to prevent damage to the building. Report any damage immediately to TnT Rentals at 0031(0)6-5118 1005.
- Balconies and galleries must be used and kept clean in such a way that other residents are not disturbed or inconvenienced.
- Drilling, hammering, and other forms of loud noise are not allowed between 8:00 PM and 8:00 AM.
- It is not allowed to use musical instruments, sound equipment, or other devices in a way that causes audible disturbance or other nuisances.
- Residents must inform their visitors and third parties transporting goods or performing work on their behalf about the house rules and ensure compliance.
- Smoking is prohibited in the common areas and apartments.
- If common areas or items are soiled (broken glass, torn garbage bags, etc.), all consequences must be immediately rectified by the person responsible.
- Each owner or user is required, as far as possible, to take measures to prevent damage to the building, including damage caused by weather conditions. When absent, screens must be raised, and garden furniture stored indoors.
- It is forbidden to tap electricity from common electrical lines for private use.
- It is prohibited to feed animals or leave food scraps on, around, or in the building.
- Balconies must be used and kept clean in such a way that no waste, dirt, or other materials fall onto lower balconies.
- It is not allowed to hang laundry higher than the balcony railing.
- Neither the collective owners nor the VVE working group are liable for any damage or injury, from any cause, to persons or property in the building, parking lot, garden, pool, or outdoor areas.
- BBQs are prohibited on the balcony/terrace, in and around the building, garden, and parking lot.
- Owners and users are not allowed to install open fires/fireplaces.
- Pets are not allowed when renting the apartments.
- Footwear is mandatory, and clothing must be worn when entering common areas.
- It is prohibited to enter the building in wet clothing.
- It is forbidden for any owner, user, or their household members to cause any disturbance or inconvenience to one or more other owners or users.
Elevator
- Everyone is required to prevent damage, including by third parties performing transport activities on behalf of an owner.
- An owner must immediately report any damage to us (TnT Rentals 0031(0)6-5118 1005).
- It is not allowed to keep the elevator doors open unnecessarily.
- Smoking in the elevator is prohibited.
- The elevator may only be used for passenger transport, moving, and normal goods transport.
- The maximum load of the elevator must not be exceeded.
- The elevator is not to be used in the event of a fire or fire alarm.
Access
- It is not permitted to allow unauthorized persons into the building. Everyone is required to ensure that access doors are always closed after use. This also applies to the access gate.
- Everyone remains fully responsible and liable for the consequences of lost or handed-over keys, including those for access gates.
Waste Collection
- Incidental waste, caused by moving or renovations, must be disposed of by the owner themselves.
- The transport of waste to the containers must be done carefully to avoid leaving dirt trails. If the container capacity is insufficient, the owner must temporarily store new waste in their own storage until the containers are emptied.
- Cardboard boxes must be broken down before being placed in the container.
Parking
- It is forbidden to tap electricity from common electrical lines for prolonged private use (short-term use is permitted).
- Vehicles, trailers, etc., may not be parked outside the designated parking spaces. Parking outside of the spaces is allowed for loading and unloading, provided it does not cause inconvenience to other residents.
- Cars must be parked as far as possible within the lines of the parking space. Other users of the parking lot must not be inconvenienced by protruding vehicles when parking or leaving their spaces.
- Bicycles, with or without motors, should only be placed in storage areas or in one's own parking space.
Swimming Pool
- Use of the swimming pool is at your own risk.
- The pool may be used between 9:00 AM and 9:00 PM.
- It is prohibited to consume food or drinks in the pool.
- Everyone must clean up their own waste.
- Do not leave sunbeds around the pool after use. They must be returned to their designated place.
